In the traditional system, the architect or designer bids the final design to a contractor who subcontracts to trades and juggles many projects at once. A newer twist, the Design-Build firm, bundles in-house design with construction, usually a standard plan with light customization. If you want a truly custom home, cottage or boathouse on a challenging site, neither model is built around you.
Contractors and Design-Build firms rarely offer the same level of expertise or dedication to your dream project, yet they charge the same to build it. Their motivation is to reduce time and cost for their team, often at the expense of the approved design and with no savings to you. A Lakeside CM project is always designed by a professional, insured architect and built to the approved drawings, your timeline, and your budget.

Lot review, permitting walkthrough, trade procurement strategy, budget framing.
Trade & supplier selection
Three quotes per trade, every one shown to you at cost. You sign the contracts.
Day-to-day site management
One manager on the lake. Weekly call, daily presence, every trade reports up to us.
Budget & schedule oversight
Weekly budget-vs-actual reporting. Change orders priced at trade cost, not marked up.
Closeout
Deficiency walk, warranty handover, Tarion registration, one-year revisit.
