In the usual arrangement, a design is handed to a general contractor who subcontracts the trades and juggles many jobs at once. A newer version, the design-build firm, bundles an in-house plan with construction, most often a standard design with light customization. If you want a genuinely custom home, cottage or boathouse on a challenging waterfront site, neither model is built around you.
We work differently. You engage Lakeside to manage the build, one project at a time. We recommend and organise the trades, manage the materials and oversee the work on site, while you contract the trades and suppliers directly. Because we are not moving a team on to the next job, the incentive to quietly cut a corner is not there. Our job is to protect your design and your investment, and to be the person answering for both.

Pre-construction planning
Lot review, permitting walkthrough, trade procurement strategy and the budget framed against your real design.
Trade and supplier selection
Competitive quotes for each trade, contracted and invoiced transparently so you always know what the build costs.
Day-to-day site management
One manager on the lake. A regular call, a real site presence, and every trade reporting up to us.
Budget and schedule oversight
Regular budget against actuals. Any change the site forces is priced, explained and approved by you first.
Closeout
Deficiency walk, warranty handover, Tarion registration and a revisit once you have lived a season in the place.
A percentage fee, agreed in writing before we start.
You engage Lakeside as your construction manager and pay a percentage fee on the project, agreed with you in writing before construction begins. You contract the trades and suppliers directly, so your budget goes into the craftsmanship of the build, and into staying in control of it, rather than into a general contractor's markup.
In practice, it means you see the quotes, you approve the decisions, and you have a single person accountable for the schedule, the budget and the quality of the work from the first drawing to the final walkthrough.

James Pitropov is a leader in construction management, custom home building, cottage construction, boathouse construction and luxury waterfront work across Muskoka, Georgian Bay, Haliburton, the Kawarthas and cottage country throughout Ontario. As principal of Lakeside Construction Management, he oversees every project personally, holding each build to a high standard of quality, attention to detail, budget accountability and schedule discipline.
His experience runs across project coordination, carpentry, framing, joinery and contractor oversight, and he brings a practical, hands-on approach to every job. He works closely with owners, trades, consultants and suppliers to solve construction problems before they grow, improve efficiency and hold the standard of workmanship through the whole build.
James's passion for building took shape early in his career in Alberta, where he developed a lasting appreciation for timber-frame construction, traditional craftsmanship and high-performance building science. That grounding still shapes his commitment to durable methods, premium materials and work that lasts. His philosophy is a simple one: good projects come from careful planning, honest communication, disciplined management and uncompromising attention to the work.
