Building in Muskoka means working inside a specific permitting envelope. MNR setbacks govern most shoreline construction; the District of Muskoka and the individual township (Muskoka Lakes, Lake of Bays, Bracebridge, Huntsville, Gravenhurst, Georgian Bay) layer their own bylaws on top. Boathouse construction is regulated separately and tightly. Crown land borders many lots in the north and west of the region, survey work matters. Winter access on certain lots forces an ice-road delivery plan. Island lots require a full barge schedule. We plan around all of it during pre-construction, not on the fly.
